🌾 Why Farmland Matters — And Why We're Losing It
Every year, more American farmland disappears — swallowed up by developers, corporate agriculture, and suburban sprawl. Small family farms struggle to compete with deep-pocketed buyers, and young farmers who want to work the land can't afford to own it.
What if a community of everyday people could change that? Not a corporation. Not a government program. Just neighbors pooling resources to buy land, protect it, and put it back in the hands of farmers — forever.
That's the idea behind Roots & Acres.
🌱 The Vision: Buy It, Protect It, Farm It
Roots & Acres is a community land co-op built around one simple principle: rural farmland should stay farmland. Here's how we're thinking about making that happen:
Step 1 — Acquire the Land
We look for every opportunity to acquire rural farmland at the best possible price for the co-op:
- 🏠 Tax sales and auctions — our first choice when available, keeping acquisition costs low for members.
- 🤝 Discounted and distressed sales — motivated sellers, estate sales, and off-market deals.
- 💵 Full-price purchases — when the land is right and the opportunity is real, we pay what it takes.
- 💚 Donations — landowners who want to see their property preserved and farmed can donate it to the co-op.
Every acquisition is funded by co-op members and announced to the community as soon as the purchase is complete.
Step 2 — Lock In the Protections
Once we own the land, we place permanent agricultural use restrictions on it. This isn't just a handshake agreement — it's written into the deed. The land can only ever be used for farming. No subdivisions. No strip malls. No exceptions.
The co-op retains ownership of the land in perpetuity, which means these protections hold no matter who is farming it or when.
Step 3 — Put Farmers on the Land
We believe the best stewards of farmland are the people who work it every day. Our leasing model is designed to give new and aspiring farmers a real shot — with low barriers to entry and long-term security as they prove themselves:
- 🌱 Year 1 — Trial Lease: A one-year agreement to get started, learn the land, and show what you can do.
- 🌾 Years 2–6 — Short-Term Lease: A five-year lease for farmers who are ready to put down roots and invest in the property.
- 🏡 Year 7+ — 100-Year Lease: For farmers who have proven their commitment, we offer a 100-year lease at a very low annual rate. You farm it like you own it — because in every way that matters, you do — while the co-op retains legal ownership and the land protections stay intact forever.
🤝 How the Co-Op Works for Members
Roots & Acres is structured as a true cooperative — meaning the people who fund it share in what it produces.
- 💳 Put money in: Members contribute to the co-op fund, which is used to acquire land.
- 📣 Stay informed: When land is purchased, members are notified with full details on the property, the acquisition cost, and the plan.
- 📊 Earn a yearly dividend: As land is leased to farmers, rental income flows back to co-op members as an annual dividend. If a parcel isn't yet rented, that's communicated transparently too.
- 🌾 Farmers can join too: Renters who are farming co-op land are welcome to become co-op members themselves — contributing to the fund, earning dividends, and having a voice in how the co-op grows.
This isn't a passive investment fund. It's a living, breathing community of people who care about the land and the farmers who work it.
💡 Why This Model Works
The 100-year lease model isn't new — it's been used by land trusts and conservation organizations for decades. What makes Roots & Acres different is the co-op structure: instead of a nonprofit board making all the decisions, the community of members and farmers shapes the direction together.
By keeping land costs low through tax sales and donations, and by leasing at affordable rates, we make it possible for people who could never afford to buy farmland to build a real farming life on it. And by locking in agricultural protections, we make sure that land stays available for farmers — not just for this generation, but for the next hundred years.
